June 2024 Board Meeting

-Present: Karen Milne, Mary Saunders, Louis Pennamacoor, Ryan Schroeder, and Daina Ball

-Absent: Rick Read and Rebel Tyler

-Meeting called to order at 7pm

-Mary sent financials to go over. Motion to pass was voted on and approved.

-Daina read last month’s minutes. Motion to pass was voted on and approved.

-Pictures of playground were submitted to insurance company to show mulch was installed.

-Several residents came up to enjoy ice cream and popsicles on Memorial Day.

-Adult swim times will include ages 18 and up only.

-Belleair Pools is working on getting pool chemicals stabilized and are trying to find the most appropriate employee to service us.

-5th/3rd Bank asked if we wanted a check reader to avoid having to go to the bank to deposit. Mary would prefer a credit card reader instead. Still have to find out whether residents would be able to stop payment. Both credit and debit options would be available, and any charges incurred would be passed on to residents using the service.

-Spectrum offers a phone to use card reader, which would help verify the identity of card user to avoid fraud.

-For 4th of July party, the board will provide hot dogs, baked beans, potato salad, water, and popcorn. Residents will bring desserts and there will be a contest. Might be in our best interest to purchase popcorn machine vs renting.

-Desantis passed a new bill affecting HOAs. It states that we need a website that includes rules and regulations, plus all governing documents. It will have a list of directors, along with pictures of rec hall and pool. We will include info that says we don’t sell any property, but we could allow residents to post sale and rental info on the bulletin board outside the rec hall. Karen is working through the details of the new bill to ensure we are in compliance.

-Landscaping in front of the rec hall is one of the last projects to complete work on rec hall. There are some volunteers, but it is difficult to coordinate schedules. Local nursery is willing to help us find suitable plants for our area that can handle heat from surrounding concrete. We need low/no maintenance plants, but may need an irrigation system.

-Lawyer said lien was placed on Piechocki house, and now we are waiting for code enforcement to foreclose.

-Child burned his hands and feet on metal grate in pool area. Resident would like medical bills from walk in clinic visit paid for. Insurance has been contacted and we are waiting to hear back. In the meantime, we have placed a grassy piece to cover grate with a palm tree on top.

-Mary will need help lifting the grate to remove debris from filters. Pool will be shut down while it’s cleaned and we have cool coating paint to paint grate while it’s removed to avoid further incidences.
