July 2024 Board Meeting

-Meeting started @ 6:58pm

-Only director absent: Ryan Schroeder

-Present: Laura Parker, Mary Borner-Saunders, Karen Milne, Daina Ball, Rebel Tyler, and Rick Read.

-Mary sent financials printout. They were voted on and approved.

-Minutes from last month’s meeting were read, voted on and approved.

-Chlorine has been ordered and should be here shortly. Mary asked why the buckets of chlorine don’t actually smell like chlorine and the technician told her that the chemicals should only smell when breaking down and if it’s in good condition we should not be able to smell it. We may be lacking a stabilizer. Mary ordered a different pool testing kit to see more accurate levels of chlorine.

-Rebel had to exit meeting due to work obligations.

-Adult swim started July 1st and so far, we have 4-6 adults partaking. Wednesday has been the more popular day. We may reduce it to only one day per week instead of two.

-4th of July party had good turnout, but not many residents brought a dish to pass. Popcorn machine didn’t work, so it was returned for full refund. Village Inn donated a free entree gift card which was handed out to winner of best side dish; winner of best dessert received a Publix gift card. 

-The waterslide was enjoyed by both kids and adults. We may consider selling tickets for $1-$2 to future parties to encourage residents to commit to coming.

-Fireworks were awesome and we are thankful to have such awesome residents that are willing to incur such cost to put on a great show.

-No update on Harrington/Piechocki house. Still waiting on code enforcement to make the next move. Harrington is out of the house though.

-Cipoth is paid up to date and settled.

-Credit card machine has worked well for us so far. It runs both credit and debit. Five residents who were behind on assessments have come up and paid in full using the machine. The vendor who set up the machine is supposed to come on July 11th to explain how much leasing the machine will cost us. Probably around $25-$35/Month.

-House Bill 1203 mandates that all HOAs must have a website that includes all rules, regulations, pool info, directors info, financial info, etc. Financial info needs only include end of year financials, but residents can still come up to the rec hall to view monthly financials.

-VSL quoted us at $800 to set up the webpage. An independent contractor, Oliver Balderama, helped us secure a domain name from GoDaddy for ~$215. “leisureworldclearwater.com“. Oliver Balderama said he would charge us $22.50/hr. to set up webpage and it would probably only take a couple hours. We will have him instruct us on how to maintain and alter site. Karen made a motion to vote and have Oliver Balderama make our site. Vote passed unanimously.

-Pool deck is breaking apart already. Crystal is the main contact and she said she was setting aside a week for Dan to come look at it, but he never showed up. According to her, Dan thinks the deck wasn’t prepared correctly and is coming apart due to moisture. He cannot fix the issue until there is no rain and less humidity, but the lack of communication is unacceptable. Karen is going to call and try to escalate the situation. We are still under warranty.

-June 28th, Laura was sworn in to replace Louis Pennamacoor, who had to step down due to health issues.

-Mary doesn’t want to serve on the board as long as Rick is a board member, as she has had issues with him interjecting himself into situations with vendors and contractors and causing arguments. Rick feels like he is being pushed out and considered himself the person who should deal with contractors to avoid them taking advantage of women. Karen said as a board, we are able to navigate these kinds of issues. Rick’s term is up in December, and he agreed to continue to work on cameras. The situation is as of yet unresolved.
