January 2024 Board Meeting

-Present in person: Rick Read, Mary Borner Saunders, Louis Pennamacoor, and Daina Ball

Present via videochat: Karen Milne and Ryan Schroeder. Rebel Tyler is absent.

-No residents showed up.

-Started at 7:01pm.

-December’s meeting minutes were read. Motion to accept, passed.

-Mary read financials. $61,641.18 in checking; $18,852.22 in savings. In Nov & Dec 2023 $18,911.81 was collected in assessments.

-Outside of regular bills, we had additional charges for lawyer consultation and cost to hook up cameras for security in office. Motion to accept financials was passed.

-The oath was read, and Daina, Louis, and Ryan were sworn into their respective positions.

-Karen made motion to change the labeling of the cleaning service charges on the monthly profit loss statement from “weekly cleaning” to “cleaning” to avoid confusion on frequency of payments vs frequency of cleaning and the motion was passed.

-Allied fencing has no installation date as of yet but should know more within the week. Our current contact is Jeff, but after work starts our contact will be Doug.

-Health Department issues were resolved by Rick who put the floater arm back.

-Mary could use assistance putting tying wires back.

-Third pool cleaning company quote was acquired by Louis but was missing components so won’t be accurate.

-Karen mailed a notice to Aqua Serve giving 30 days notice to terminate service. We were forced to lease a part for the last month, which we will have to have them remove. They also ordered for us WAY more chlorine than what was actually needed, so Karen is going to see if they will reimburse us for that.

-Belleair Pools is also in the running.

-We are in contact with code enforcement (Officer Papasco) regarding Piechocki/Harrington House. There are condemnation stickers on the house, and it is padlocked. There are still belongings on porch and in yard, which code enforcement is hoping the squatter will remove on their own. Guy tried to file for adverse possession, but he has only been there two years and doesn’t qualify. He has even tried to get permits for improvement in the past, but code enforcement blocked him because he isn’t the owner. Owner died and daughter doesn’t want to deal with property.

-Rebel dismantled old dryers and found a lot of debris inside. We may want to look into cleaning services as part of regular maintenance.
