-Meeting called to order at 6:58pm
-Present: Louis, Karen, Ryan, Mary, Daina, and Rebel. Rick Read absent. We have a quorum present. No residents showed up.
-Collected about $940 in quarters from the laundry- Big thanks to Louis for collecting and rolling them!
-Collected $11,845.85 in assessments/back assessments.
-Made the final payment to Aquaserve and got refund check for $151 for unused chlorine.
-Mary presented financials and Karen made a motion to accept and the motion passed unanimously.
-Read last month’s minutes and they were voted on and passed.
-Rebel said dryer had so much debris that he thinks they could’ve caught fire and we need to look into semi-regular cleaning.
-Electrical work in the attic was completed. They added two extra outlets in the large room to accommodate for the crockpot usage during parties. The electrician will still be coming to repair the barn light and add a couple new ones. They replaced more J Boxes than they originally planned to and rewire all the lights. Old air handler was disconnected. Total cost was $12, 980.
-Owner of Piechocki/Harrington House isn’t around to trespass the squatter, even though he’s doing crazy things like having bonfires in the backyard with no running water available.
-We are waiting on the attorney to send notice of foreclosure on Cipoth property. All communication between Leisure World and Cipoth family must be done through the lawyer.
-Happy so far with the new pool service. The water quality needs to be tested daily. Pool Co. comes Mon, Wed, Fri. Need to find someone to test Tues, Thurs, Sat, and Sun. Louis brought two testing kits over. The water ph levels have to be recorded so the pool company can maintain the correct levels.
-Mary looks over the pool pumphouse to make sure no hoses have come loose, and everything looks right on the days that she’s there.
-Jeff from Allied Fencing said the fence was supposed to ship on Feb 8th, but they forgot to powder coat the gate and now we have to wait until they change the color in their machine again for it to get done. So, there will be a delay on shipment.
-Mary is working on getting liens together for properties behind in assessments.
-New insurance was found and is ~$2800 higher at $10,237 for the year.
-Because of the increases in insurance and costs in general, Karen wants to increase assessments by the maximum amount of 3%.
