April 2024 Board Meeting

-Meeting started at 6:57pm.

-Present: Karen, Mary, Rebel, Ryan, Louis, and Daina. Rick Read absent. No residents showed.

-Mary sent financials, they were voted on and passed.

-Minutes from last month’s meeting were read, voted on and motion to pass was accepted.

-Cipoth has tapped into all available finances and made arrangements via both his and our lawyers to make one lump sum payment of $7543. Late fines and fees will be waived, and this will bring his arrearage up to be paid in full. The deal is supposed to be completed by April 15th, 2024.

-Mary and Karen have been following up with other residents who are behind on assessments to encourage payment and make payment arrangements when necessary.

-We are being backed into a corner regarding property insurance because of rising costs. The broker we used said she had a hard time finding us coverage at all and what we have been offered doesn’t cover some of the things that have always been previously covered. We may have to take what we can get this year and look into a different company next year.

-Mary is going to reach out to code enforcement officer regarding the notations of violations on the Harrington house. She has recently seen Harrington’s son sitting on the porch.

-Need bags of concrete and a couple 2x4s to fill hole under fence more permanently.

-Need to hang signs around the pool again. Maybe plant holders with sign holders concreted in.\

-Need the invest in gate or chain to block off parking lot to prevent drug dealers and riff raff late at night.

-Maybe a new basketball court eventually, to keep kids from having to play basketball in the parking lot.

-Ryan found a device that would monitor pool chemicals and report findings via app on phone.

-Pole barn pool shelter idea has been shelved and we will continue using umbrellas.
